When it comes to selling their home, most Americans focus only on the traditional method for selling a house. They shop around for a real estate agent, sign a contract and follow the advice of their agent to set the original listing price.

Most home sellers fall into one of four categories. They are moving up to a larger home, they are moving to another city, they are downsizing to a smaller home or they are selling the home of a family member who has passed away. Whatever the reason for selling their home, all sellers are excited with the anticipation of cashing in on the equity they have built in their home.

When their home doesn’t sell, owners become anxious and worried. In some situations they can take their home off the market and wait until conditions are more conducive to finding a buyer willing to pay their asking price. In other cases however, the owner must sell. Usually, the real estate agent keeps suggesting that the asking price be lowered until the home is a better bargain than others for sale in the area. Most people that have to sell take this advice and may even sell their home for a loss because they can’t afford the time to wait for just the right buyer.

Seller financing is another option to consider before you take a loss on your home. Most sellers don’t consider owner financing because they think it is either too complicated or too risky. This is not true. You will work with an attorney to advise you and draw up the necessary paperwork. You don’t even need to hire a real estate agent. There are web sites where you can list your home for sale and you can place an ad in the classified ads of your local newspaper.

There are financial advantages to carrying the note on the sale of your home. First, by just listing your home as OWC, owner will carry, or OF, owner financed, will attract more buyers. There are many people in today’s market that for whatever reason just can’t qualify for a bank loan. This does not mean that they are all dead beats. They may be responsible people that have gone through a divorce, have a lot of medical bills or gotten behind on their bills when they were between jobs.

This brings us to the second financial advantage. Buyers that can’t get a bank loan and really want to stop renting are often willing to pay a little more to get into a house. You may be able to ask more than the market value for your home and still have interested buyers if you are willing to carry the note.

And, finally, since you are acting as the bank, you get to collect all the interest during the life of your loan. This will create an income stream for you that will last for many years.

How does owner financing work? In a small number of cases, the owner has the resources to pay off the mortgage on their home or they may have paid off the mortgage already. In these cases, the owner receives the cash down payment at closing and monthly payments during the life of the loan. In most cases, however, owners cannot afford to pay off the existing mortgage. Your attorney will draft up paperwork for a secured private note to produce the funds to pay off the existing loan on your home.

If the owner needs all the cash from the sale up front, it is still possible to owner finance. In this situation, the seller can find someone willing to buy the payments after the deal is made. In this situation, the seller gets cash up front and the agent purchasing the payments receives the interest over time.

If you are trying to sell your home and the market is not producing a buyer willing to pay your asking price, you should investigate owner financing before you lower the price of your home. For a small fee, you can consult with an attorney and get your questions answered. Owner financing may just be your answer to getting the highest possible price and selling your home quickly.
